Town Waits On Chappaqua Crossing Proposals

CHAPPAQUA, N.Y. – Summit/Greenfield will have an additional six months to submit site plans for housing at Chappaqua Crossing, but New Castle officials have made it clear the developers need to hurry up.

“We have been in contact with representatives of Chappaqua Crossing regarding the need for them to get an application in for this site plan approval and for other changes that they’ve discussed with us,” said Town Attorney Clinton Smith.

The Town Board unanimously approved the extension at Tuesday night’s meeting, which is the second time it has done so for Summit/Greenfield. The developers received its first six-month extension on April 11.

With the extension, Summit/Greenfield now has until April 11, 2013 to submit its plans for 111 housing units on the 30.6 acre property. 

The board initially approved a Multifamily Planned Development Zone for Chappaqua Crossing on April 11, 2011, with the stipulation that Summit/Greenfield would have to return within one year with site plans, which Town Supervisor Carpenter said the town has not received.

If the developer does not meet the deadline, the zoning would revert back to its previous state before last April’s decision.

The Town Board is also waiting on a submission from the developers regarding a proposed zoning change at Chappaqua Crossing that would bring a supermarket and other ancillary retail uses to the area.

“Of course, following up on the Town Board’s consideration of retail zoning certainly made it clear, too, that if they are going to submit comments to the town proposals, if they are going to submit their own proposal, they need to get it in as quickly as possible,” Smith said.
